Two things we do well

Buy and sell at better rates. Source the right space for a business.

Most dealers in Faisalabad do one of these badly. We do both properly, because the same closing-rate data and owner network serves both.

Residential and commercial

Buy and sell property at the real rate

Most people in Faisalabad overpay when they buy and undersell when they sell, because the asking rate in a society is not the rate deals actually close at. We track closing rates street by street, from Wapda City and Citi Housing to Peoples Colony and Ghulam Muhammad Abad, and we negotiate from that number, not from another dealer's number.

  • Free, honest rate opinion before you list or make an offer.
  • Verified owners only. No chain of four agents each adding a margin.
  • Houses, plots, files, shops, plazas, agricultural land and running units.
  • Token to registry: biana, stamp duty, FBR, society transfer, NOCs and utilities.
  • Overseas Pakistanis handled on video, with power of attorney guidance.

For new and growing businesses

Property sourced for your business, for rent

Starting a business in Faisalabad? The wrong location kills more new ventures than the wrong product. Tell us the business and we source the space: footfall and frontage for retail, parking and signage for clinics and offices, loading access and three-phase power for warehouses and small factories.

  • Area short lists based on your customer, not on whatever happens to be vacant.
  • Rent benchmarking, so you never pay Kohinoor City rates on Jhang Road.
  • 11 or 12 month agreements, security deposit norms and fit-out terms negotiated in writing.
  • Society NOC, trade license, signage permission and utility connections.
  • Shops, offices, plazas, warehouses, factory sheds, restaurant and school buildings.

Area research

Every area of Faisalabad, with an honest note on each

Twenty-plus areas across residential, commercial and industrial, with who they suit and the price band to expect. Bands are relative to the city, not fixed numbers, because rates move and we would rather tell you today's rate on a call.

Faisalabad's housing market splits into three rings: the old central colonies, the Canal Road and Satiana Road growth corridors, and the large gated societies. Each ring prices differently and each has a different kind of buyer.

Wapda City

Canal Road

Premium

Best for: Families, long-term holding

One of the largest planned societies in the city, NESPAK supervised. Phase I is established and lived in, Phase II came later, so we confirm possession block by block before you pay. Prices held steady even when newer societies launched, which is why serious buyers keep coming back to it.

Citi Housing

Samundri Road, between M4 and the Bypass

Premium

Best for: Gated living, resale liquidity

The most-listed society in Faisalabad. Strong resale demand, strict construction bylaws and the kind of buyer pool that makes selling fast when you need to.

Eden Valley and Eden Gardens

East Canal Road

Mid

Best for: Owner-occupiers, doctors and professionals

Gated, with hospitals and schools inside the boundary wall. Mixed residential and commercial blocks, so rental income from a corner plot is realistic.

FDA City

Sargodha Road, near the motorway interchange

Budget

Best for: Patient investors, large plots

Government-backed scheme with big plot sizes and lower entry prices. Development is uneven block to block, so buy with someone who knows which blocks have roads and electricity today.

Peoples Colony and D Ground

Central Faisalabad

Premium

Best for: Rental yield, mixed use

The old premium address. Houses here double as offices, clinics and showrooms, so rents stay high. Scarce supply, almost never a bad buy if the papers are clean.

Madina Town, Gulberg, Faisal Town

Susan Road belt

Mid

Best for: Settled families, schools nearby

Established colonies with full utilities, markets and mosques within walking distance. Good resale, modest appreciation, very low vacancy for rentals.

Civil Lines, Jinnah Colony, Abdullahpur

Around the Clock Tower

Premium

Best for: Bungalows, offices, prestige

The original Lyallpur civil quarter. Large old plots, mature trees, courts and banks next door. Many houses are now law chambers and company offices.

Ghulam Muhammad Abad, Gulistan Colony, Samanabad

Dense older belt

Budget

Best for: First homes, shop-plus-house

High density, strong local economy, every street has its own market. Entry prices are the lowest among established areas and rental demand never dries up.

Canal Road corridor

Khayaban Gardens, Model City, Canal View and newer societies

Mid

Best for: New construction, modern layouts

Where the city is growing fastest. Wider roads, newer plazas and a long list of societies at different stages. Picking the right one is the whole game here.

Satiana Road corridor

Tech Town and newer launches

Mid

Best for: Plots, early-stage investment

Connected to the motorway side of the city. Lots of plot inventory and new launches. We separate approved, developed societies from paper projects before you pay a token.

How a deal runs with us

Four steps, no surprises, everything in writing

The same process whether you are buying a 5 marla house in Madina Town or renting a 4 kanal warehouse on Sargodha Road.

  1. 01

    A 15 minute brief

On WhatsApp or a call. What you need, your budget, your timeline, and for business clients, what the business is and who its customer will be. No forms, no office visit required.

  2. 02

    Research and a short list

We check recent closing rates in your target areas, call verified owners, and send you 3 to 5 real options with photos, exact location and the owner's actual expectation. Not 30 random listings.

  3. 03

    Visits and negotiation

Visits grouped into one or two days. We negotiate from closing data, not from the asking price, and token money changes hands only once price, possession date and paperwork are agreed in writing.

  4. 04

    Paperwork and handover

Biana or sale agreement, stamp duty, registry or society transfer, FBR filing, NOCs and utility transfers. For rentals, a written agreement (usually 11 or 12 months), security deposit and fit-out terms in writing. Keys in hand.

Why the rate is better

A better rate is not luck. It is information and incentive.

  • We know the closing rate

Asking rates in Faisalabad run 10 to 20 percent above where deals close. We keep a record of actual closings in each society and bazaar and negotiate from there.

  • Owner-direct, always

When four agents sit between buyer and seller, each needs a cut. We go to the owner. That margin becomes your saving.

  • Commission fixed up front

Our fee is written in our first message. We earn nothing extra by pushing the price up, so we have no reason to.

  • We walk away from bad papers

A cheap plot with a disputed title is not cheap. We check fard, NOC and tax before you pay a rupee, and we tell you when to walk.

Built on a city designed for trade

Lyallpur was drawn on a map before it was built. We still read the city that way.

گھنٹہ گھر سے آٹھ بازار، آٹھ بازاروں سے پورا شہر

In the 1890s, a British engineer laid out a new market town in the Chenab canal colony as eight bazaars radiating from one square, so that grain, cotton and cloth would flow to the centre from every direction. Seen from above the plan looks like the Union Jack. In 1905 the foundation of the Clock Tower was laid in that square, and it rose over the next two years, paid for by local landowners at eighteen rupees per square of land.

The town was named Lyallpur. In the late 1970s it was renamed Faisalabad after King Faisal of Saudi Arabia, and the loom made it the Manchester of Pakistan. The eight bazaars are still where wholesale happens. The canal roads are still where the city grows. The mills are still on the roads that lead out of town. None of this is nostalgia: it is the reason a shop on Katchery Bazaar, a plaza on Canal Road and a shed in Khurrianwala each have a different buyer, a different tenant and a different price.

We are a Faisalabad dealer, for Faisalabad only. We do not do Lahore on the side. That is why our rates are honest and our area advice is specific.

Market pulse, 2026

What Faisalabad property is doing right now

Listing averages from the Zameen price index for the whole city, mid 2026. These are asking averages across all areas, not registry values, and not the rate for your street. They do tell you the direction.

average asking price, 5 marla house
PKR 2 crore
up from about 1.88 crore a year earlier
average asking price, 5 marla plot
PKR 60 lakh
up from about 51 lakh a year earlier
average asking price, 3 marla plot
PKR 39 lakh
the fastest riser, up roughly 47 percent in a year

What this means if you are buying: small plots are moving fastest because they are the entry point for first-time buyers and for people moving cash out of savings. Entry-level plots in approved, developed societies on Canal Road and Satiana Road are the tightest supply in the city. Buy on title and development status, not on a payment plan brochure.

What this means if you are renting for a business: commercial rents have not risen as fast as plot prices, which makes this a good moment to lock a 12 month agreement with a renewal clause. Office supply in Kohinoor City is deep, so negotiate hard there. Ground-floor retail on Susan Road and D Ground is scarce, so move quickly when a unit comes up.

Questions we get every week

Straight answers on rates, papers and timelines

If your question is not here, send it on WhatsApp. We reply the same day.

How do you get better rates than other dealers?

Three things. We work owner-direct, so there is no chain of four agents each adding a margin. We track closing rates, not asking rates, street by street. And we tell you our commission before we start, so there is no incentive to inflate the price.

What is your commission?

The Pakistan norm, and ours, is 1% of the deal value from each side on a sale, and half to one month's rent on rentals. We quote it in writing in our first message. Nothing is added later and nothing is hidden in the price.

Which documents should I check before buying?

Registry or allotment letter in the seller's name, fard (record of rights) from the revenue office or society, NOC from the society or FDA, an up-to-date property tax and utility clearance, and the CNIC of every owner on the title. We pull and verify all of these before token money.

What does token, biana and registry mean?

Token is a small amount that reserves the property for a few days while papers are checked. Biana is the formal sale agreement with a larger advance, a fixed price and a completion date. Registry (or society transfer) is the final legal transfer, after which the property is yours.

I live abroad. Can you handle it for me?

Yes. We do video visits, share documents over WhatsApp, and guide you on an attested power of attorney so a family member or our office can complete the registry on your behalf. Overseas Pakistanis are a large part of our clients.

How long does a rental agreement run and what deposit is normal?

Commercial rentals in Faisalabad are usually written for 11 or 12 months with a renewal clause and an annual increase agreed in writing, most often around 10 percent. Security deposit is typically 2 to 3 months of rent for shops and offices and more for warehouses. We negotiate the fit-out period and who pays for what.

Can you help me decide which business suits a location I already have?

Yes. If you own or have been offered a shop or building, we will tell you honestly which businesses work at that address and what rent or sale value it should command. Sometimes the right answer is to rent it out and open your business somewhere else.

How quickly can you find something?

A short list usually goes out within 3 working days of the brief. Rentals close in 1 to 3 weeks. Purchases depend on paperwork, typically 3 to 6 weeks from biana to registry. Societies with online transfer are faster than old-area registries.
