What can you buy in Faisalabad with us?
We handle residential plots, houses, society files, shops, plazas, offices, warehouses, factory sheds, agricultural land and running businesses. Residential demand sits in the Canal Road and Satiana Road growth corridors, the large gated societies such as Wapda City, Citi Housing and Eden Valley, and the established colonies around Peoples Colony, Madina Town and Gulberg.
- Residential plots: 3, 5, 7, 10 marla and 1 kanal in approved societies.
- Houses: new and old, for living in or for rental income.
- Commercial: shops, plazas, corner plots and offices.
- Industrial: factory sheds and warehouses near the motorway interchanges.
- Society files: only after we confirm the file status with the society itself.
How much does property cost in Faisalabad in 2026?
City wide listing averages from the Zameen price index in 2026 were about PKR 2 crore for a 5 marla house, about PKR 4 crore for a 10 marla house and about PKR 60 lakh for a 5 marla plot. These are asking averages across every area, not registry prices, and the gap between one society and the next is large.
| Property | Average asking price, whole city | Month of the index |
|---|---|---|
| 3 marla residential plot | PKR 38.8 lakh | Mar 2026 |
| 5 marla residential plot | PKR 59.88 lakh | Aug 2026 |
| 5 marla house | PKR 2 crore | Aug 2026 |
| 10 marla house | PKR 4 crore | Jul 2026 |
A year earlier the average 5 marla plot asked about PKR 50.8 lakh, so small plots are the fastest rising part of the market. For the block you care about, ask us for the last deals we know of rather than relying on a city average.
Which area of Faisalabad is best to buy in?
The best area depends on whether you want to live in it, rent it out or hold it. Our area research has a note on every area, and this is the short version.
- A planned society for a family: Wapda City and Citi Housing, or Eden Valley for gated living with hospitals inside the boundary wall.
- Rental income: Peoples Colony, the D Ground belt and Civil Lines, where houses double as offices and clinics.
- Lower entry price: FDA City on Sargodha Road and the dense older belt around Ghulam Muhammad Abad and Samanabad.
- Early stage plots: newer launches on Satiana Road and Canal Road, but only approved and developed ones.
See the area by area notes on the home page under Areas, or ask us for a short list for your budget.
Which documents should you check before you buy?
Check the allotment or registry in the seller's name, the fard (record of rights), the society or FDA NOC, tax and utility clearance, possession status and the CNIC of every owner, before you pay any token. We pull and verify these for you.
- Registry or allotment letter in the seller's name.
- Fard from the revenue office, or the society record for a society plot.
- NOC from the society or the Faisalabad Development Authority where it applies.
- Property tax and utility clearance, with no dues.
- Possession letter, and a physical check that the plot on the ground is the plot on the file.
- CNIC copies of every owner on the title.
What do token, biana and registry mean?
Token reserves the property for a few days while papers are checked, biana is the formal sale agreement with a larger advance, and registry or society transfer is the final legal transfer after which the property is yours.
- Token: a small amount that holds the property briefly. Pay it only after the main papers look clean.
- Biana: the written agreement with a fixed price, an advance, a possession date and a completion date.
- Registry or society transfer: the legal transfer, followed by the utility transfers.
How does buying work with us?
- A 15 minute brief on WhatsApp or a call: what you need, budget, timeline.
- We check recent closing rates in your target areas, call verified owners and send 3 to 5 real options with photos and exact location.
- Visits grouped into one or two days. We negotiate from closing data, and token is paid only after price, possession date and papers are agreed in writing.
- Biana, stamp duty, registry or society transfer, FBR filing, NOCs and utility transfers. Keys in hand.
What are the most common mistakes when buying property in Faisalabad?
- Paying token before the papers are checked.
- Buying on a payment plan brochure without checking what is developed today.
- Buying in a scheme that is not approved, because the price is low.
- Treating the asking price as the real price.
- Not confirming that the plot on the ground is the plot on the file.
- Paying cash without a receipt or a stamped agreement.
What does it cost to buy through us?
The market norm in Pakistan is about 1 percent of the deal value from each side, and Graana reports that no law fixes it. We quote our commission in writing before we start. Government taxes and fees on the transfer, such as stamp duty and FBR withholding taxes, are separate, depend on your filer status and change with each budget, so we confirm the current figures for your deal before you sign.
Can you help if you live abroad?
Yes. We do video visits, share documents over WhatsApp and guide you on an attested power of attorney, so a family member or our office can complete the registry on your behalf. Overseas Pakistanis are a large part of our clients.
Frequently asked questions
How do I buy a plot in Faisalabad safely?
Choose an approved and developed society, check the allotment, fard, NOC and tax clearance in the seller's name, confirm the plot on the ground, and sign a stamped biana before paying a large advance. We do these checks before you pay token.
Is it better to buy a plot or a house in Faisalabad?
A plot costs less per marla and lets you build to your needs, but you pay construction cost and wait. A house is ready and can earn rent. Zameen's 2026 index shows a 5 marla plot averaging about PKR 60 lakh against about PKR 2 crore for a 5 marla house, though the house price includes the building.
