Abdullah Garden Faisalabad: East Canal Road Plots, Rates, Rent and FDA Status (2026)

Abdullah Garden is a name used by more than one scheme in Faisalabad. The one with the most live listings is Abdullah Gardens on East Canal Road, where in October 2026 10 to 12 marla plots asked about PKR 2.4 to 3.12 crore, 1 kanal plots PKR 4.2 to 6 crore, and a 10 marla house rented for about PKR 2.5 lakh. On the FDA's private schemes list, no entry named Abdullah Garden is marked Approved: two are Under Process and three are Illegal. No source ties the East Canal Road listings to a specific FDA entry, so ask for the exact approval letter before you pay.

Which Abdullah Garden is this?

The name covers at least five different things, and sources mix them up. This guide covers Abdullah Gardens on East Canal Road, because it has by far the most live listings, but you should know the others.

• Abdullah Gardens, East Canal Road (also called Canal Road): the scheme Zameen, Lamudi and Graana mean. It has blocks named Ayesha Block and Premium Block, and a Main Boulevard East near Kalma Chowk. Google's local results also show an "Amna Phase" and a "C7 Ayesha Block" on East Canal Road.
• Abdullah Garden VIP Block, Chak No. 222/RB, Samundari Road (66 kanal): named on FDA illegal lists reported by Dawn in May 2019.
• Abdullah Garden, Chak No. 73/JB, Jhang Road (64 kanal): also named in the same 2019 reports.
• "Abdullah Garden" and "Abdullah Garden phase-II": named in Dawn's October 2018 report on 73 unapproved schemes, with no road or chak given.
• Zameen's separate location called "Abdullah Garden", with no road named, whose listings are houses and some plots.

We could not confirm whether the East Canal Road scheme is the same entity as any entry on the FDA lists. Whenever you see a listing, ask for the exact chak number and block, and check them against the FDA list yourself.

Is Abdullah Garden Faisalabad FDA approved?

We cannot confirm it. On 19 October 2026, no entry named Abdullah Garden on the FDA's private schemes list was marked Approved, and no source ties the East Canal Road listings to a specific entry. The list gives status only, with no approval number or date.

Other Abdullah schemes have different names and statuses. Abdullah Farm Housing Scheme (Chak 204/RB), Abdullah Defence (Chak 229/RB) and Abdullah Valley (Chak 235/RB) are Approved, while Abdullah City (Chak 233/RB), Abdullah Valley (Chak 219/RB) and Abdullah Block (Chak 229/RB) are Under Process, and Abdullah Block and Abdullah Town are Illegal. The closest entry by road to the East Canal Road scheme is the Phase-II entry at Chak 204, Canal Road, which is Under Process. We found no source linking it to the listings.

Marketing pages disagree. One calls it a "legal and approved housing society" with no number, another says FDA approval is real for the approved layout but warns it may be partial and to check block by block, and a third says approval is not confirmed and tells buyers to verify the letter with the FDA for each phase. In 2018 and 2019, Dawn reported FDA lists of illegal and unapproved schemes that named Abdullah Garden entries on Samundari Road and Jhang Road.

In May 2019, Dawn reported that the FDA declared 295 housing colonies illegal, including Abdullah Garden entries on Samundari Road and Jhang Road.

Do not treat the phrase "FDA approved" in an advertisement as proof. Ask for the letter, and call the FDA on +92 41 9200088 and 89 to check the exact chak.

Where is Abdullah Gardens on East Canal Road and who is the developer?

Zameen and Lamudi place Abdullah Gardens on East Canal Road, with listings near Kalma Chowk and a Main Boulevard East. One agent site says it is near Satiana Road, Susan Road, D Ground, the University of Agriculture and the M3 motorway, without drive times. A travel listing on Trip.com for an apartment in Abdullah Gardens says the airport is about 18.8 km away, around 40 minutes by car, and the railway station about 4.7 km.

Two marketing sites, plotistan.pk and wall.pk, describe the location as "Canal Express Way" near Sheikhupura Street or the Okara Faisalabad Road, which does not match East Canal Road. They also name "PKS Group" as the developer, while one of them also calls the project a private venture by Abdullah Developers. We found no reliable source for the developer or legal entity, and Zameen's project page names none. Treat the developer's name as unconfirmed, and ask who issues the allotment letters.

How much does a plot cost in Abdullah Gardens, East Canal Road?

On 19 October 2026, 10 to 12 marla plots asked about PKR 2.4 to 3.12 crore, or PKR 22.7 to 26 lakh per marla, and 1 kanal plots asked PKR 4.2 to 6 crore. Corner plots and the Main Boulevard East cost much more.

Source: live Zameen and Lamudi listings, 19 October 2026. Many Lamudi listings carry a "Kanal" tag that disagrees with the marla in the title, and one Zameen listing showed PKR 5.5 crore in its headline and PKR 4.5 crore in its description, so confirm the size and price on every listing.

A marketing page snippet quotes 10 and 20 marla plots from PKR 77.75 lakh to 1.66 crore, far below live asks, and may reflect old or different data. Zameen's price index for a separate location named "Abdullah Garden" (no road named) shows an average 1 kanal plot at PKR 2.38 crore in August 2026, up about 13 to 14 percent. That is well under the PKR 4.2 to 6 crore asked on East Canal Road, so the two pages probably describe different places, and we do not use that index for East Canal Road. We found no price index for East Canal Road.

What is the payment plan and the development status?

We found no dated payment plan. Plotistan.pk says cash or installments with no schedule, and houseforsale.com.pk says most plots are now resale and that long installment offers should be treated with caution. Ask whether you are buying a plot with possession or a file, because we could not confirm this for most listings. One Zameen listing said possession is available after all payments are cleared.

Zameen's project page lists carpeted roads, LED street lights, CCTV, a mosque, a graveyard, underground wiring, sewerage, Sui gas, water, over 11 parks, and plot sizes from 10 to 80 marla. It names no developer, so treat the list as marketing. Individual listings mention a filtration plant, sewerage, electricity, gas and a boundary wall, which are seller claims. We could not confirm a school or hospital inside the scheme, or the status of any block.

Sources also disagree on plot sizes. One page says 7, 10 marla and 1 kanal, another 5, 10 marla and 1 kanal, another 10, 20 and 80 marla, and listings range up to 4 kanal.

How much does it cost to rent in Abdullah Gardens?

On Zameen on 19 October 2026, a 10 marla house asked PKR 2.5 lakh, a 1 kanal house asked PKR 4.25 to 6.5 lakh, and flats asked PKR 70,000 to 1.15 lakh. One listing labelled its 1 kanal house price as per month, so we read the figures as monthly, though Zameen does not label the period.

An older Graana guide showed much lower ranges, for example PKR 45,000 to 1.5 lakh for 1 kanal, but it is undated, so we ignore it. Which documents should you check before buying in Abdullah Gardens?

Ask for the FDA approval for the exact block and chak, the registered layout plan, the developer's NOC and no dues letter, the allotment letter, the seller's ownership documents, and the plot number on the ground. No source describes a society specific transfer process, so the rest is a general checklist.

• A general checklist published in August 2026 asks sellers for the CNIC, the original ownership deed, the fard (land record extract), the purchase chain, the society allotment letter, dues clearance, utility bills and the society NOC.
• That page puts a society NOC at about Rs 10,000 to 100,000 or more, valid for roughly 3 to 6 months, and lawyer fees at about Rs 25,000 to 200,000 or more. These are general figures, not specific to Abdullah Gardens.
• A 2020 Zameen report on the FDA's transfer system named NADRA verified CNICs, town planning and excise clearance, a paid WASA bill and tax filer status, with receipts for the transfer fee and taxes. It is six years old and may have changed.

Should you buy in Abdullah Gardens?

Buy only after you have the exact chak, the block level FDA status and the allotment letter in hand, because the public record does not show an Approved entry under this name. Prices on East Canal Road are high, at PKR 22.7 to 35 lakh per marla for most plots, so compare them with approved and developed options before you commit.
