Din Gardens Faisalabad: Plots, Payment Plan, Rates and Papers (2026)

Din Gardens Faisalabad is a housing scheme by Din Properties Ltd on the Canal Expressway near the Sahianwala Interchange, opposite FIEDMC, at Chak 144/RB. The FDA's private schemes list shows "Din Gardens Chak No. 144/RB" as Approved, but it gives no approval number or date. On 19 October 2026, only six live Zameen listings existed, asking about PKR 40 to 47.5 lakh for 5 marla and PKR 65 to 92 lakh for 10 marla, and most were installment files resold by owners, not plots with possession. We found no rental listings.

Which Din Gardens is this, Faisalabad or Chiniot?

This guide covers Din Gardens Faisalabad. The same developer, Din Group, also has Din Gardens Chiniot on the Sargodha Faisalabad Road, which sources describe as the first chapter, with Faisalabad as the second. The two sell at very different prices, and portals mix them up.

Zameen's project page titled "DIN Gardens" is the Chiniot scheme, with 5 marla plots at about PKR 22.5 lakh. Do not use its prices or amenities for Faisalabad, where 5 marla plots ask around PKR 40 lakh. Another site, emap.pk, garbles the name entirely, so we treat it as unreliable. On Zameen, Faisalabad listings sit under "Canal Expressway, Din Gardens".

Where is Din Gardens Faisalabad and who is the developer?

Din Gardens Faisalabad is on the Faisalabad Canal Expressway near the Sahianwala Interchange, opposite FIEDMC and the M3 Industrial City, at Chak No. 144/RB. The developer is Din Properties Ltd, the real estate arm of Din Group, with a Lahore head office on Defence Road and the phone number (042) 111 111 346. A sales office is listed at Plot 7, Arcade Plaza, Faisalabad, phone (041) 8503335 (Google listing, 19 October 2026).

Din Properties describes the scheme on its official site as an "FDA-approved master-planned housing society."

Agent pages give drive times, not the developer. They say 2 to 5 minutes to the Sahianwala Interchange, about 25 minutes to the Clock Tower and about 42 minutes to the airport, and no source gives a time to D Ground. The size is also disputed. One agent page says an estimated 60 acres, while another shows 60 acres in its text and 2000 in a detail field, so we treat 60 acres as unconfirmed.

Is Din Gardens Faisalabad FDA approved?

On the FDA's own list, yes: "Din Gardens Chak No. 144/RB Faisalabad" is shown as Approved as of 19 October 2026. The list gives status only, with no approval number or date, so ask Din Properties for the approval or NOC reference in writing.

The FDA website also hosts a society map file named for Din Gardens, Chak No 144 RB, Faisalabad. The file name suggests it was uploaded in October 2023, but we could not open the file, so we cannot confirm its contents. The FDA list totals were 196 approved, 367 illegal and 230 under process out of 793 private schemes.

We found no court case, sealing, FIA or NAB action, news report or buyer complaint about Din Gardens Faisalabad. That is not proof of safety, because Reddit and Facebook could not be searched. Check the chak number on any listing, because other schemes share similar names.

What is the payment plan for Din Gardens Faisalabad?

Agent pages quote three different plans, and they do not match each other, so ask Din Properties for its official schedule. The dastak.com.pk page (updated 29 January 2025) lists an on-ground plan of 2.5 years and a general 37 month plan, while plotistan.pk (modified 12 December 2025) lists a 3 year plan.

The plotistan figures do not add up on their own. For 5 marla, PKR 8 lakh plus 29 payments of PKR 40,000 reaches only about PKR 19.6 lakh of the PKR 40 lakh total, so the plan must include further payments that the page does not show. Ask for the full schedule including any balloon payments and development charges, which the on-ground plan states are excluded. We found no calendar dates for any plan.

Other pages mention a 4 year plan and "37 monthly installments", and a Google snippet from a marketer mentions a PKR 8 lakh booking. Treat all of these as dealer claims.

How much does a plot cost in Din Gardens Faisalabad in 2026?

On Zameen on 19 October 2026, 5 marla units asked PKR 40 to 47.5 lakh and 10 marla units asked PKR 65 to 92 lakh. Only six live listings existed, and the same six appear on Lamudi.

Most live listings are fully paid or installment file resales, so the asking price depends on how much the seller has already paid. A "7750 wali file" in one listing means a file on the PKR 77.5 lakh plan. Compare any listing with the developer's own plan price for the same size, and ask for proof of every payment made. Zameen has no price index values for Din Gardens, so we cannot show a 12 month trend.

What is the development status of Din Gardens Faisalabad?

Development status is unclear. One agent page said in January 2025 that on-ground plots can be possessed after booking and that road leveling and underground sewage work were underway. Another calls the scheme "upcoming", and one listing advertises "Jaldi Possession 24/7 Development" in the seller's words. None of these is a developer statement.

The developer's site shows plans named "2.5 Year payment plan", "4 Year payment plan" and "City Walk". Agent pages say commercial plots on City Walk are available soon. A Google snippet of a layout plan on Scribd mentions 521 residential plots, 19 parks and open spaces, 2 public buildings and 83 commercial plots, but we could not open it, so we treat it as unconfirmed.

Agent pages list a mosque, school, medical centre, parks, commercial centre and security, but none gives completion status. No source defines blocks. Visit the site, ask for the balloting or plot number letter, and see the exact plot on the ground before you pay.

Can you rent in Din Gardens, or take a short term rental?

We found no rental listings for Din Gardens Faisalabad on Zameen, Graana, Lamudi, OLX or Hamariweb, which suggests the scheme is still largely undeveloped. A two year old Facebook snippet mentions furnished apartments for rent, but we could not open it. A Din Gardens rent search returns Eden Gardens, a different scheme.

Which documents should you check before buying in Din Gardens?

Ask for the allotment letter or file receipts, every payment receipt issued by Din Properties Ltd, a copy of the FDA approval and the NOC number, the approved layout plan, the plot number and balloting letter if allotted, CNIC copies and a transfer or no dues letter from the developer. This is a general checklist, because we found no published transfer procedure or fee schedule for Din Gardens.

• Confirm the status with Din Properties on (042) 111 111 346 and with the FDA on +92 41 9200088 and 89.
• When buying a resale file, ask who holds the original file and confirm that the developer will transfer it into your name.
• Check whether the plot is on the ground or only a file, because the two are priced differently.

Is Din Gardens a good choice compared with other Canal Expressway societies?

Din Gardens suits buyers who accept a developing scheme and want a lower entry price than the established societies, with the FDA list showing it as Approved. A 5 marla plot at about PKR 40 lakh costs far less than the same size in Wapda City, where live asks were PKR 1.05 crore or more for developed plots. The trade off is that development, possession and utilities are not confirmed.
