Citi Housing Faisalabad: Plots, Rates, Rent and Papers to Check (2026)

Citi Housing Faisalabad is one name for two sites: Phase 1 on Sargodha Road (Chak 4 and 5/JB) and Phase 2 on Samundri Road (Chak 234/RB), at the M4 and Sargodha Road junction. The FDA's own private schemes list shows "CITI Housing Scheme" for both chak numbers as Approved, and a separate "Citi Housing Phase-II, Chak No. 4/JB" as Under Process. On live Zameen listings on 19 October 2026, Samundri Road plots asked about PKR 42.5 to 60 lakh for 5 marla and PKR 72.5 lakh to 1.13 crore for 10 marla, and a 10 marla house rented for about PKR 140,000 to 155,000.

Where is Citi Housing Faisalabad and which phase is which?

Phase 2 is on Samundri Road, at Chak 234/RB, where the M4 motorway meets the Sargodha Road junction, with the Faisalabad Bypass on the other side (Zameen area guide). Phase 1 is on Sargodha Road at Chak 5/JB, near the motorway interchange. Citi Housing's own contact page lists two offices, one at the Motorway Interchange on Sargodha Road and one on Main Samundri Road, with the phone number +92 (41) 111 555 551.

Portals mix the two sites together, so ask the seller for the chak number and the block on every deal. One portal, plotistan.pk, places Phase 2 on Sargodha Road near Kamalpur, which conflicts with the other sources, so we treat it as an error.

Drive times come from agent sites and differ. One says about 10 to 12 minutes from the city gates and 25 to 30 minutes from the airport, and another says about 25 minutes to the Clock Tower and 42 minutes to the airport. Is Citi Housing Faisalabad FDA approved?

Yes on the FDA's own list, for both main sites, but the list shows status only and gives no approval number or date. As of 19 October 2026 the FDA private schemes list showed CITI Housing Scheme Chak No. 234/RB (Samundri Road) as Approved, CITI Housing Scheme Chak No. 4 and 5/JB (Sargodha Road) as Approved, and Citi Housing Phase-II Chak No. 4/JB as Under Process.

The Phase-II entry carries the Chak 4/JB number, not the Samundri Road chak, so it is not clear which site it covers. Ask the developer which entry your plot or file belongs to, and ask for the approval or NOC reference in writing. Many portals say "FDA approved" without a reference.

Here is the history that buyers should know:

• In June 2017, a Zameen News report said the FDA considered the Phase II land to be green land and that Phase II file prices had fallen about 30 percent since January 2017.
• In October 2018, a Zameen blog said the administration had reportedly been granted an NOC and development had started, with refund or migration to a Phase I extension offered to remaining plot holders.
• We found no 2019 to 2026 report explaining how the green land question was closed. The 2026 FDA list now shows Samundri Road as Approved.

A February 2025 Dawn report said the FDA sealed illegal schemes including one called "City Housing" but gave no location. We cannot link it to Citi Housing, and it may be a different scheme with a similar name.

How much does a plot cost in Citi Housing Faisalabad in 2026?

On 19 October 2026, a 5 marla plot on Samundri Road asked PKR 42.5 to 60 lakh and a 10 marla plot asked PKR 72.5 lakh to 1.13 crore on Zameen. A 1 kanal plot asked PKR 1.5 to 1.55 crore, and a 5 marla commercial plot asked PKR 1.1 crore.

Position inside the society moves the price a lot. A Block A executive plot facing the park asked PKR 1.13 crore for 10 marla, while a plain 10 marla plot asked PKR 72.5 lakh. Zameen's index shows the average 1 kanal plot on Samundri Road at PKR 1.8 crore in August 2026, up about 5 percent over 12 months and 7 percent over 24 months, and a 10 marla house in Phase 2 averaging PKR 6.42 crore. Some block level index pages look thin, so lean on live listings.

What is the payment plan at Citi Housing Faisalabad?

The last official style plan we found is from October 2024: a 10 marla plot in Phase 2 at PKR 65 lakh, with PKR 16.25 lakh down, another PKR 16.25 lakh after 45 days and PKR 32.5 lakh at possession (Zameen News and Bloom Pakistan, 21 October 2024, citing the developer's Facebook post). An agent site, jaga.pk, describes 25 percent booking, 15 percent after one month and 60 percent on possession for 5, 7 and 10 marla plots, and 40 percent down for the Glow Park block. It also says trading is now mostly cash or resale.

The official site says the project "sold out completely" in a page last modified in May 2024, yet Zameen shows 267 live Samundri Road plot listings. That means most buyers today buy resale plots from owners, not from the developer. Ask whether the plot you are offered is a file or a plot with possession, and ask for the developer's transfer letter.

What is the development status of Citi Housing Samundri Road?

The only status by block comes from agent sites. jaga.pk says the Samundri Road site is about 90 percent developed, with possession in Blocks A, B, C and D, Block E at an advanced stage and a new commercial market planned in Block B2. Treat these as marketing claims, and walk each block before you pay.

The developer's site lists a Grand Jamia Mosque, Citi Grammar School, Citi Medicare hospital, Citi Marts, Glow Park, a theme park and a cinema, plus 24 hour security. It gives no block by block completion status, and one portal lists gas as available that no other source confirms. Zameen's 2018 blog said possession covered Blocks A to D and parts of E at that time, with utilities then awaited.

The sources also disagree on block names. Zameen's guide lists Phase II Blocks A to D, while live listings and index pages show Blocks A to F, plus the Executive, Glow Park and Sports Arena blocks.

How much does it cost to rent a house in Citi Housing Faisalabad?

A 10 marla house on Samundri Road asked PKR 140,000 to 155,000 and a 5 marla house asked PKR 80,000 to 90,000 on Zameen on 19 October 2026. Portions and apartments cost less: PKR 65,000 for a 5 marla apartment, and PKR 38,000 to 45,000 for portions on Sargodha Road.

Can you rent in Citi Housing for a few days or a month?

Which documents should you check before buying in Citi Housing?

Ask for the allotment letter or file and its status, the seller's CNIC, the developer's transfer or no objection letter with dues cleared, the map and plot number, the possession letter, and the approval or NOC reference for the exact block. Most of this is a general checklist, because no public source lists Citi Housing's own transfer steps or fees.

• In 2018, Citi Housing opened a transfer office at Block Y, Phase III, DHA Lahore for its Faisalabad, Gujranwala, Sialkot and Jhelum projects (Zameen News, 5 April 2018). Current fees and the procedure are not published, so call the Samundri Road office.
• Check for unpaid maintenance and development charges, and confirm that utilities reach your specific plot.

Should you buy in Citi Housing Phase 1 or Phase 2?

Choose by price, block and paperwork, not by the phase name. Sargodha Road plots in our sample asked more per marla for 10 marla and 1 kanal (PKR 12 to 12.5 lakh against about PKR 7 to 11 lakh on Samundri Road), while a Phase 1 5 marla plot in Block G asked less, at PKR 35 lakh. Samundri Road has far more listings, which gives buyers more choice and more room to negotiate.
