Downtown Faisalabad: Plazas, Shops, Payment Plan and Papers to Check (2026)

Downtown Faisalabad is a mixed use commercial development by Reliable Ventures, "Off Zero Point" on the Canal Expressway, with four named parts: The Walk (a 16 marla plaza), The Vista (6 marla plazas), The Dome (an event and exhibition venue) and The Hotel (five storeys). It is not a housing scheme, and the FDA's private schemes list has no entry for it, which is normal for a commercial project, so ask for the building plan approval. The only live unit listing we found on 22 October 2026 was a pre-launch 4 marla commercial plot at PKR 4 crore, with PKR 1.2 crore down and 24 monthly payments of about PKR 11.67 lakh. We found no rent listings.

What is Downtown Faisalabad?

Downtown Faisalabad is a commercial and entertainment project on the Canal Expressway, marketed as a retail, business, dining and leisure hub. Its own site says the project covers more than 250 kanals and over 1.3 million square feet. A Facebook snippet gives 74 kanals instead, so we treat the size as unconfirmed.

The official site lists four parts:

• The Walk: a 16 marla plaza, shown as "Coming Soon".
• The Vista: 6 marla plazas of four floors, described as 6,600 sq ft of covered area and overlooking a mini golf green.
• The Dome: an event and exhibition venue.
• The Hotel: a five storey hotel.

Broker ads add a theme park, cinema, roller coaster, expo centre and grand mosque, but these appear in ads, not on the official pages. One Facebook snippet claims 40 stories and "the tallest commercial building", which does not match the official five storey hotel and four floor plazas.

Other projects use similar names, so check which one a listing means. Park View City Downtown Block and Hill Walk Downtown are in Islamabad, "Downtown Heights" is an Instagram promo with "guaranteed rental income" claims and unclear identity, and "Downtown Boys Hostel" near Satyana Road is a hostel. Who is the developer and where is it?

The developer is Reliable Ventures, which describes itself as active in construction, infrastructure, agriculture and retail. A Lahore law firm, ABS and Co, says on its own site that it advises "Faisalabad Downtown" on sale and purchase agreements, leases and construction contracts. We found no SECP registration or legal entity name. Sales partners in ads include Bin Adil Marketing and ArzaayPak.

The official address is Off Zero Point, Canal Expressway, Faisalabad, and the official phone is 0304 1119799. The site describes a signal free Canal Expressway linking the M4 motorway to the city centre, a few minutes from Sitara Valley, Paradise Valley and Wapda City. ArzaayPak says access to the M4 is through the Sahianwala Interchange. No source gives drive times to the Clock Tower or D Ground.

The official "Why Downtown" page says the project lies in "the heart of the approved commercial zone of Faisalabad," without a number or date.

Is Downtown Faisalabad approved?

We could not confirm any approval. On 22 October 2026 we searched the FDA private schemes list, which covers housing schemes, for "downtown" and "down town" and found no entry. A commercial project may not appear on that list at all.

Ask the sales office for the building plan approval, the commercial approval letter and the NOC, in writing, with numbers and dates. The "approved commercial zone" line on the official site is a claim, not a document. Ask which authority approved the project and check with that office.

We found no news report, court case, FDA, FIA or NAB action, sealing or buyer complaint about Downtown Faisalabad. That is not proof of safety, because Facebook and Reddit could not be searched in depth.

How much does a plot or shop cost in Downtown Faisalabad?

The only live unit listing was a pre-launch 4 marla commercial plot on Zameen at PKR 4 crore, which is PKR 1 crore per marla or about PKR 36,700 per sq ft by our arithmetic. Social posts mention commercial units at PKR 20,000 to 50,000 per sq ft, but we could not verify that on the page.

Land near Downtown, not Downtown units, was also listed: 46 kanal at PKR 92 crore (about PKR 16 crore per acre, described as "Downtown U-Turn" frontage) on Lamudi and 20 kanal near Downtown Zero Point at PKR 35 crore on Zameen. These show nearby land values, not unit prices.

The payment plan is two years in the Zameen ad and on Instagram, and three years in one Facebook snippet, with 30 percent down in all of them. Ask for the written plan, what it includes and when possession is given. We found no Zameen price index for the Canal Expressway.

What is the development status of Downtown Faisalabad?

The status is unclear. The official homepage shows a "Launching Soon" countdown, while its updates page and Google snippets say construction has started, with a palm tree plantation milestone. We found no possession dates, unit counts, utilities or security details.

The official Vista page also contains a figure that does not add up. It describes 6,600 sq ft of covered area over four floors, while its floor table (ground 1,350, mezzanine 850, first and second 1,350 each) adds up to about 4,900 sq ft. Ask for the exact covered area per unit in writing.

Is there rent or short term rental in Downtown Faisalabad?

We found no rent listings for Downtown Faisalabad, which fits a project still being built. Google lists "Downtown Faisalabad" as a shopping mall on East Canal Expressway with 4.2 stars from 26 reviews. The "Downtown Heights" promo advertises furnished units with guaranteed rental income, but it is a sales promise with unclear identity, so do not rely on it.

Is Downtown Faisalabad connected to Naturals Club and Resort?

Possibly, but the relationship is unconfirmed. The Zameen pre-launch ad says "After the remarkable success of Naturals Club and Resort", and the Google Maps listing for Downtown Faisalabad shows the phone number 0311 1008111, which is also the number of Naturals Club and Resort. That points to a shared marketing or group link, but we found no statement from Reliable Ventures confirming it.

Which documents should you check before you buy?

Ask for the building plan approval or NOC, the developer's allotment or booking letter, the seller's CNIC and ownership proof if you buy a resale, payment receipts on company letterhead, and written details of the possession date and what the 24 month plan includes. For a plaza, ask for the approved building plan. This is a general checklist, because no transfer fees or procedure are published for Downtown.

• Confirm whether you are buying a plot, a constructed plaza or a file.
• Confirm that the plot or plaza on the ground matches the booking letter.
• Keep every payment in a bank instrument and get a receipt.

Should you invest in Downtown Faisalabad?

Invest only after you have the approval documents, a written plan and a clear possession date, because public information is thin and mostly from the developer and brokers. The location on the Canal Expressway is the project's main argument, but prices of PKR 1 crore per marla leave little room for error if completion is late.
