Raya Canal Faisalabad: Prices, Developer and Papers to Check (2026)

Raya Canal is a commercial project on Main Canal Road in Faisalabad, near Gatwala Chowk, marketed with a waterfront theme, shops, commercial plots and small apartments. On 22 October 2026 we found only three ads, two of them from the same broker, asking about PKR 1.45 to 1.5 crore per marla for 2.4 to 5 marla commercial units. We could not confirm the developer, and the FDA's private schemes list has no entry with a Raya, Rayya, Rai or Ray name. A commercial project may not appear on that list, so the approval letter is the document to ask for.

What is Raya Canal Faisalabad?

Raya Canal is a commercial project on Main Canal Road, marketed as a waterfront themed shopping and business zone. Lamudi and Zameen ads use the spelling "Raya Canal", and one Lamudi title uses "Canal Raya". We found no listings under Rayya, Raiya or Rayaa. An unrelated "Raya canal" in Karnataka, India also appears in searches, and it has nothing to do with this project.

Features come from the Lamudi ad and agent posts, so they are promotional claims:

• 400 or more parking spaces and a free 10 ft rear service area.
• 100 ft wide boulevards, pedestrian areas and a waterfront theme.
• A mosque, 24 hour security and an entrance directly from Main Canal Road.
• Agent posts add a mixed use plan with commercial units, residential plots (one post says PKR 15.5 lakh per marla for a corner plot) and "Raya Infinity Pods", apartments of 380 sq ft.

We found no floor count, unit count, tower details, completion status or possession date. Agent posts give the size as 11 acres 3 kanals, which they convert to "approx. 91 kanals or 1,920 marlas". Ninety one kanals is 1,820 marlas, so their own figures differ by 100, and we treat the size as unconfirmed. The road width is also stated as 100 ft on Instagram and 60 ft in a Facebook plot post.

Who is the developer of Raya Canal?

We could not confirm the developer or legal entity. Two agent posts, a Facebook video dated 17 March 2026 and an Instagram post, say "Raya Canal Faisalabad by Godwin Developers", but we found no official website or company registration. One broker listing says "This Project by Raya Canal DHA Lahore". That may be a broker's wording and not a real tie to DHA, so we do not rely on it.

The project has a Facebook page and an Instagram account (@rayacanalfaisalabad, about 340 followers). Two of the three Raya Canal ads we found come from the same broker, so they are not independent price evidence. Ask the seller for the developer's company name, its registration and the phone number of its own sales office.

Is Raya Canal Faisalabad approved?

We could not confirm any approval. On 22 October 2026 we searched the FDA private schemes list for Raya, Rayya, Raiya, Rayaa, Rai and Ray and found no entry. Agent posts claim "District Council Approved" and "on the spot registry", but these are sales claims, and no document or number was shown.

A commercial project may not be on a private housing schemes list, so the absence of a Raya entry is not proof of a problem, but it also means there is no official status to point to. Ask for the building plan or commercial approval, the NOC and the approval number, in writing.

If you are comparing names, 13 FDA entries contain the word Canal. None is called Raya.

We found no news report, court case, FDA, FIA or NAB action, or sealing for Raya Canal. One plot listing shows "Disputed" in its features next to "Balloted". We cannot tell whether that is a real status or a template tag, so ask the seller to explain it in writing.

Where is Raya Canal and how far is it from the city?

Raya Canal is on Main Canal Road, about one minute from Gatwala Chowk according to the developer's ad. The same ad claims 8 minutes to Green Avenue and 10 minutes to Lyallpur Galleria. These times come only from the ad. No source gives times to the Clock Tower, D Ground or the motorway.

Canal Road itself is changing. The Nation reported on 10 August 2026 that the Commissioner of Faisalabad directed departments to prepare a plan to remodel Canal Road from Abdullahpur Chowk to Gatwala, with two new bridges, two additional U-turns, 10 ramps removed and four new ramps. Because Raya Canal is near Gatwala, check how that plan affects access and traffic. An APP report (the year is not shown) quotes the FDA Director General saying Canal Road is not under FDA control and that markets and marquees on it add to traffic problems.

How much do shops and plots cost in Raya Canal?

The three ads we found asked about PKR 1.45 to 1.5 crore per marla for commercial units of 2.4 to 5 marla. One of the three is no longer available.

The shop ad lists a plan of 25 percent booking (PKR 87 lakh), 33 monthly payments of PKR 2.4 lakh, three annual payments of PKR 43.2 lakh and 15 percent on possession (PKR 52.2 lakh), which adds up to PKR 3.48 crore. The ad calls PKR 1.25 crore per marla an "introductory offer" and compares it with Market Place 204 at PKR 1.7 to 2 crore and City Walk at PKR 1.35 to 1.6 crore, but those are the seller's claims, and its own plan works out to about PKR 1.45 crore per marla.

A Zameen index snippet on a listing page shows Canal Road 3 marla commercial plots averaging PKR 87.18 lakh, up 17.34 percent since June 2020, but the date of the figure is not shown. That is far below the asks, so the index and the ads are not comparable, or the ads are much higher than the market. For context, unrelated listings included a 0.5 marla Canal Road shop at PKR 75 lakh and a 2.9 marla Canal Expressway shop at PKR 1.4 crore.

How much does rent cost on Canal Road near Raya Canal?

We found no rent listings for Raya Canal itself. For Canal Road in general, a 5 marla house asked PKR 90,000 and a new 8 marla house PKR 1.85 lakh, while buildings and a warehouse asked PKR 7 to 8 lakh.

Which documents should you ask for before buying in Raya Canal?

Ask for the seller's CNIC and ownership proof, the project's approval letter (building plan, district council or other), the allotment or booking letter, the NOC, payment receipts on company letterhead, and a plan for registry and transfer. For commercial units, also get parking and service area rights in writing. No transfer fee is published, so this is a general checklist.

• Ask who the developer is and get its company registration.
• Confirm whether you are buying a shop, a plot or a file, and the exact size.
• Confirm the possession date and what happens if it slips.

Should you buy in Raya Canal?

Buy only after you have the developer's name, the approval documents and a written plan, because the public record is thin and mostly comes from brokers. The location near Gatwala on Canal Road is the project's main argument, but at about PKR 1.5 crore per marla the price leaves little room for error if the project is delayed or the approvals are incomplete.
